  1. Responsible for the maintenance of buildings, apartments, villas, and other facilities

  2. In-charge and monitor the performance of FM services MEP, Cleaning, Waste management, Security, Pest control, maintenance costs, civil services, etc.

  3. Administration:

  • Monitor performance of outsourced companies - check manpower, scope of works - delegate / coordinate with subordinates. Provide report to management on daily issues for improved services
  • Coordinate to Engineer (Elsayed) in terms of related daily operations and activities to ensure appropriate communication between the team and to avoid conflicts
  • Evaluate existing systems -by checking reports and performance.
  • Combine and provide performance report and how to prevent recurring issues
  1. Maintenance & Operations (from studio apartments to 10-bedroom private villas)
    • Monitor Planned Preventive Maintenance (PPM) by reviewing reports, schedules, materials required to avoid major breakdown in equipment, buildings and to provide efficient service to tenants
    • Diagnose the problem providing technical reports and advise rectification. Ensure that implementation is as per the technical standards and manufacturer’s recommendation and build up history to avoid any recurring problems
    • Provide quality control support in terms of operation process, resolution time, and reduction in the number of complaints
    • Assist the maintenance provider for trouble shooting HVAC issues by providing diagnosis from BMS for faster response
    • Carry out inspections of the facilities. Attend handover meetings to tenants and record snags to verify if the completion is as per specification and provide reports to management. Follow up with the respective team for proper completion
    • Monitor planned PPM is carried out as per schedule and manufacturer’s recommendation
    • Coordinate and supervise with the outsourced companies, in terms of garbage and waste collection is properly handled

Supervision:

  • To ensure we receive proper assistance from the outsourced company. Check daily operations checklist, random site checking, evaluate weekly reading and reports for the smooth running of the operations
  • Discuss and assist outsourced company in resolution of breakdown equipment to minimize resolution time
  • Carry out inspection of before and after tenants ‘MOVE IN’
  • Visit & evaluate premises prior to tenants move in to provide their requirements and after to check and estimate the cost of the maintenance
  • Proven experience as maintenance supervisor or similar role
  • Minimum of 3 years’ experience in the Facilities Management services field at high end facilities like five-star hotels, golf estates or premium communities such as Emirate Hills or The Palm. Must have strong relationships with several suppliers
  • Diploma Degree would be an added advantage
  • Strong technical knowledge of all building systems (electrical, HVAC, cooling, etc.)
  • Knowledge of health & safety practices and regulations
  • Excellent communication and interpersonal skills
  • Fluent English, Arabic and Hindi fluency are a bonus
  • Understanding of budgeting and performance management
  • Excellent planning and leadership abilities with the ability to multitask
  • Proactive and confident to operate with mínimal supervision
  • Must have UAE Driver's license

Salary : AED6,000.00 - AED6,500.00 per month
